#PropertyUncut with Charles Thompson Episode 12

When is the best time to invest in property and what should you be investing in? With the interest rate as low as it is currently, there is no better time to make a property acquisition than now. Whether you are a first-time buyer or someone who has a large portfolio, here are some things to consider before you invest:

  • Invest now as the interest rate will likely climb back up to 9% in the next 18 months to 2 years.
  • The current low interest rate means that the difference between the bond repayments and the market rental yield is negligible.
  • Invest in off-plan developments with existing stock which is readily available.
  • Purchase from a trusted, reputable developer who is hands-on and approachable and has a good track record.
  • Do not compromise on location, look at areas showing growth and value appreciation, and even consider the micro location and something which is close to much-needed amenities.
  • In KZN, invest on the North Coast; homes with beach access and sea views will see 9-10% capital growth.
