2021 in Review: A focus on placemaking

Property development is so much more than just bricks in the ground; it’s about placemaking. This approach focuses on transforming public spaces to strengthen the connections between people and where they live, work and socialise.

This has been the underlying motivation of everything behind-the-scenes at Devmco Group in 2021. Each of the Group’s ventures has grown in momentum over the last 12 months, setting the foundations for new communities along the North Coast that will thrive for decades to come.

Salta Sibaya wins hearts

Salta Sibaya has set out to revolutionise the way South Africans live and will create a blueprint for smart village estates in the future. This exciting development launched in March 2021 and, despite all obstacles and restrictions of COVID-19, had a phenomenally successful launch weekend reaching over R1.1 billion in sales the first weekend! The record-breaking achievement enabled our team to break ground sooner than expected and further entrench the Sibaya Coastal Precinct as a catalytic node. Today, Salta Sibaya is 95% sold out, construction is on track and handover is imminent.

Salta Sibaya also won the coveted 2021 title for Best Development Marketing South Africa at the recent Africa and Arabia region of the International Property Awards. The Salta Sibaya launch campaign by Rainmaker Marketing targeted strategic KwaZulu-Natal suburbs with a balance of digital, out-of-home and traditional marketing. To combat the COVID-19 second wave in particular, the Durban-based marketing agency proactively created a hybrid sales solution to support the usual face-to-face methods. This solution allowed buyers and investors to purchase property online while giving them a sense of trust and security in the product, as well as direct access to the professional teams.

Capri Village comes to market

The successful launch of Salta Sibaya fast-tracked the launch of additional residential opportunities within the mixed-use estate, including Capri Village which promises vibrant coastal living for the over 50’s in freestanding homes. Salta Sibaya officially welcomed Capri Village on Saturday, the 4th of September 2021. Capri Village presents step-free, pet-friendly 1, 2 and 3-bedroom freestanding homes, that include garages, starting from R2 million. Achieving 40% in sales within the first few days of launch, it was evident that Capri Village has answered the market’s demand for a product catering to the key needs, offering investors a lifestyle that stands out from other retirement options.

Gold Coast Estate gets going

Gold Coast Estate is a luxury estate to the value of R2 billion. Offering 335 homes with lush established greenery, exquisite sea views and family-friendly amenities. Gold Coast Estate encompasses architecturally-modern freestanding homes and high-end sectional title opportunities, characterised by community living and designed around family.

Each year since its launch in 2017 has seen tremendous progress, and 2021’s report card is no different. Groundwork for the exclusive residents’ clubhouse is complete and the state-of-the-art sports facility is officially open, including a 25-metre lap pool and tennis court. Meanwhile, residents have received their keys and are settling into their Gold Coast Estate’s villas. Land transfers have also taken place for buyers keen to make their own stamp and build their dream home within the coastal resort.

If 2021 is anything to go by, 2022 will be action-packed. We look forward to watching our placemaking efforts take root through strategic partnerships, investments and ongoing top-of-the-class construction activities.
