Construction management is more focused on the physical aspect of building and construction. This role entails the coordination of construction packages, which involves managing various teams and subcontractors onsite, ensuring that each phase of the construction is completed on schedule and according to plan. Construction managers need to be adept at scheduling, resource allocation, and site management. They are also responsible for maintaining safety standards onsite and ensuring compliance with all regulatory requirements. Effective construction management is crucial for preventing delays and cost overruns, and for ensuring the smooth execution of construction projects.
Contracts management plays a pivotal role in maintaining the legal and professional relationships between clients and contractors. Contract managers are responsible for administering the contract, ensuring that all terms and conditions are adhered to by both parties. They oversee negotiations, amendments, and the execution of contracts, and manage any disputes or issues that may arise. Effective contract management ensures clear communication between clients and contractors, minimises legal risks, and helps in maintaining a positive professional relationship. This role demands a thorough understanding of legal aspects, excellent communication skills, and an attention to detail.
Development management is a comprehensive role that involves overseeing all activities related to the formation of a construction project. This includes tasks such as securing land, obtaining necessary development rights and approvals, feasibility studies, and financial planning.
Development managers work closely with local authorities and other stakeholders to ensure that all legal and regulatory requirements are met.
They also coordinate with architects, planners, and engineers in the project’s conceptualisation and design phases. The role requires a broad skill set, including knowledge of real estate, understanding of zoning laws and regulations, financial acumen, and strategic planning capabilities.
Each of these professions plays a unique and essential role in the construction and development industry, contributing to the successful realisation of construction projects from conceptualisation to completion. Their interplay ensures that projects are not only built to specification but also align with client expectations and regulatory standards.
